A Collective Effort
Our organization is dedicated to overseeing planning, implementation & maintenance of road projects, fostering collaboration among residents and ensuring transparent communication regarding road related initiatives.
Sierra Verde Winter Road Maintenance Association was established by Sierra Verde Estates in 1994 via an amendment to the original covenants. The community formalized this association as an LLC with the secretary of state in Colorado on 02/04/2021 and is in good standing as of 07/21/2026.
This association currently operates via a voluntary contribution model. Paying members receive services, and the rest of the community benefits from the road maintenance that regular participants fund.
While the covenants did establish collection rights for $60/year per parcel, and made no special exemptions for any households, it is unclear that anyone currently wields the collection rights required to enforce that rate. $60 adjusted for inflation would amount to roughly $500 today. Pursuing collection rights for the amount listed in the covenants is not practical to fund the cost of annual operations today.
If there is appetite to formalize and create an enforcement mechanism for contributions, this body can help organize and socialize a proposal to the community for a vote to update how funding for this work happens.

We have copies of Sierra Verde Estates covenants for Units 1, 2, and 3, as well as any amendments or updates since then. We also have robust legal notes on the enforceability of these covenants and their relation to our work today after a legal engagement with SW Water and Property Law LLC in 2025-2026.
